At Bac Ninh, Yen Phong 3 project is selling quite well, there is no more land to sell, and there are still over 100 hectares left. The selling price is around 158 - 160 USD/m2, higher than the initial plan. It is expected that the first customers will be handed over by the end of this year and basically completed by June next year.

Yen Lu project in Bac Giang with a scale of 230 hectares is also on schedule. Projects in Ha Nam include Yen Lenh industrial cluster which has cleared the ground, will start construction in Q2 and 2 Dong Van 4, 5 IPs are being planned to submit to the Government. It is expected that by the end of this year, the investor will be fully confirmed.

What is Nomura’s estimated revenue and profit?

With Nomura project in Hai Phong, PC1 has completed the acquisition and handover in November 2022. Expected revenue is estimated at VND 650 billion and profit of about VND 110-120 billion after tax/year. The company is in the process of continuing to invest in Nomura 2 project with a scale of 200 hectares with 100% capital of PC1. The project has been planned by the Government and land use planning. It is expected that by April 2024, all investment certification procedures will be completed for implementation.

According to PC1’s leadership calculation, investment costs for an industrial park project will fall around VND 1,000-1,200 billion per 100 hectares. Therefore, the estimated total investment amount for Nomura 2 project will be around VND 2,500 billion. The expected structure is 20/80 or 25/75. The group is also working with domestic banks to arrange capital and receiving positive feedback. Dong Van IV is 300 Ha Dong Van V is 250 Ha.
